What an AI concierge for real estate agents is, and is not.

An AI concierge for a real estate agent is a named assistant that answers the agent's website, phone line and text messages in seconds at any hour, qualifies the person within the rules of the agent's state, holds showings and consultations on the agent's calendar, answers questions from the agent's approved facts and, where licensed, from the MLS feed, and hands the conversation to the agent when it needs a licensed human. It discloses that it is an AI at the start of every conversation.

How it differs from a chatbot or an AI texting add-on

A chat widget answers typed questions on one page. A texting add-on follows up with leads inside a CRM. A concierge is one assistant across chat, phone and text, with one memory, a chosen voice and temperament, and the authority to hold time on the agent's calendar. It lives on the agent's own website and phone number rather than inside a vendor's platform.

What it must never do

  • Quote a home's value or a list price, or negotiate anything.
  • Give legal, lending or tax advice, or discuss financing before a state's required disclosures.
  • Steer: describe who lives in an area, or rate neighborhoods, schools or safety.
  • Store MLS listing data in persistent indexes or embeddings where the MLS forbids it.
  • Pretend to be a person, or keep texting or calling anyone who has asked it to stop.

What the law requires in 2026

An AI voice counts as an artificial voice under the federal Telephone Consumer Protection Act, so outbound AI calls and texts need prior express consent, captured on the agent's form, with opt-outs honored. California has required bot disclosure since 2019. Colorado's chatbot law, effective January 1, 2027, requires disclosure at first interaction, on a recurring cadence, and whenever a user asks. MLS data licenses, including those modeled on the MLS Grid AI addendum, limit how listing data may be processed by AI. Fair housing law applies to every answer.

What it costs

Across the market in late 2026, AI texting add-ons run about $49 to $250 a month, voice assistants $500 to $1,000 a month plus usage, and website chat concierges $299 to $749 a month. A human inside sales assistant costs $3,000 to $6,500 a month. Why it matters

Nearly half of inquiries to brokerage websites receive no human reply, and the median reply takes 39 minutes. Three in four buyers hire the first agent they speak with. Meanwhile the portals' own assistants now keep the consumer conversation and hand agents a lead. The agent's own site and phone number is the last channel the agent owns, and the concierge is what makes it answer.
